Real Estate

Representation that starts before you're ready to shop.

Most agents meet you at the offer. I'd rather meet you earlier — when the question is still whether the numbers work at all. Whether you're buying your first home or selling one you've outgrown, the work is the same: get the facts in front of you, then move deliberately.

For Buyers

Know what you can afford before you fall in love with a house.

A calm, structured path from "someday" to keys in hand — including the preparation most first-time buyers are never walked through.

  • An honest starting-point conversation about budget, timeline, and what's realistic in today's market
  • Referral to licensed lenders for pre-approval — so you shop with real numbers, not estimates
  • Neighborhood and property research matched to how you actually live
  • Offer strategy, negotiation, and someone reading the contract on your side of the table
  • Coordination through inspection, appraisal, and closing day
Start a Buyer Consultation

For Sellers

Price it right, prepare it well, and don't leave money on the table.

A listing plan built on comparable sales and buyer behavior — not a number chosen to win your business and dropped three weeks later.

  • Comparative market analysis with the reasoning shown, not just the headline price
  • A prep list ranked by return — what's worth fixing, and what genuinely isn't
  • Professional photography and a listing written to be found and clicked
  • Showing feedback and pricing check-ins on a set schedule
  • Offer review and negotiation through to the closing table

Credit Education

Understand your credit well enough to make your own decisions.

This is a separate practice from my real estate work, and it stands on its own. I fixed my own credit first, wrote down exactly how I did it, and have been teaching the same material ever since — because the people who understand their report are the ones who stop being surprised by it.

DIY Credit Resources

The self-directed path. How credit reporting actually works, how to pull and read all three reports, how to dispute errors yourself, and the habits that move a score over months rather than days. Includes my do-it-yourself guide, How I Fixed My Own Credit in 6 Months.

Credit Coaching Session

A working session on your actual report. We go through it line by line, identify what's helping and what's hurting, and build a written action plan with a debt chart you keep. You leave knowing what to do next and in what order. Paid service.

Educational services only. Individual outcomes are not guaranteed. D. Saul does not repair credit on your behalf, does not provide legal, tax, or lending advice, and is not a credit repair organization. You can dispute inaccurate information on your credit reports yourself, at no cost, directly with the credit bureaus.

About

D. Saul

I learned this material because I needed it myself. Teaching it came after.

I started by fixing my own credit. That process — slow, unglamorous, and entirely learnable — turned into a guide, then a coaching practice, and eventually a real estate license, because most of the people I was helping had the same goal on the other side of it: a home.

Since then I've educated more than 10,000 people on practical money and homeownership topics, through one-on-one sessions, free resources, a published do-it-yourself credit guide, and the Money Talk Mondays podcast. I've been a licensed REALTOR® since 2019.

The two sides of the work stay separate on purpose. Credit education is education — it belongs to you whether or not you ever buy a house. Real estate is representation, and it comes with a fiduciary duty I take seriously. What connects them is the same belief: people make better decisions when someone takes the time to explain the thing properly.
